LandHive: a white-label portal for tokenized real estate developments

LandHive (LANDHIVE GmbH, Zürich) is a prop-tech company that helps real estate developers tokenize their projects and raise development capital from a wider investor base. Its development-funding portal, portal.landhive.io, runs on Libertum’s white-label T-Suite under LandHive’s own brand and domain, and LandHive names Libertum as the strategic infrastructure partner providing its tokenisation, compliance and digital-asset infrastructure.

Who is LandHive?

LandHive describes itself as a Swiss-based prop-tech platform. It was founded in 2023 by a former investment banker turned real estate developer, and works with developers on both sides of a raise: structuring the project and opening it to investors, then reporting through delivery.

Its website lists two investor routes: earning rental yield from completed properties, and funding selected developments. This case study covers the second route, development funding, which runs on Libertum.

What problem was LandHive solving?

On its website LandHive sets out the problem it addresses: raising capital for a development usually means slow approvals, layered fees, a local investor pool and a handful of institutions deciding whether a project goes ahead.

To offer developers a different route, LandHive needed infrastructure to:

  • issue tokens that represent an interest in a specific development, with the compliance rules attached;
  • onboard and verify investors (registration, wallet and identity verification) before they can invest;
  • give developers a place to submit a project and manage it as an issuer;
  • do all of this under the LandHive brand and domain, without building a platform from scratch.

What did LandHive launch on Libertum?

LandHive runs a white-label instance of Libertum’s T-Suite at portal.landhive.io, presented as the LandHive Investor / Issuer Portal with LandHive’s own logo, favicon and an English / Spanish language switch.

  • For developers (issuers): the “Tokenize your project” and “Apply as a developer” buttons on landhive.io lead to the portal, where developers submit a development and work through it as issuers.
  • For investors: LandHive’s site tells investors who want to fund developments to register, connect a wallet and complete verification through the portal before they can access live offerings.
  • Live offerings: LandHive’s homepage lists a residential redevelopment in Madrid as open for funding and links it to the portal.
  • Behind the brand: the same T-Suite that runs Libertum’s own platform handles KYC, offerings, orders and on-chain compliance; investors see LandHive, not Libertum.

LandHive also lists other infrastructure partners, and its rental-yield investor app (app.landhive.io) is a separate service that is not covered by this case study.

Which Libertum products and standards does it use?

LandHive uses Libertum’s white-label T-Suite: the branded investor marketplace and issuer back office on a custom domain, with KYC/KYB investor onboarding and on-chain compliance. T-Suite issues each offering on a token standard chosen for it, such as ERC-3643 permissioned tokens on EVM networks or CIP-113 on Cardano; the standard used for a given LandHive offering is shown on that offering in the portal.
