GROTTO: an investor portal for tokenized real estate, funds and private equity

GROTTO (GROTTO, LLC) is a tokenization firm built by real estate investors and syndicators for real estate sponsors and the funds that back them. Its investor portal, invest.grottoglobal.com (“Tokenized Real World Assets: Real Estate, Funds, Private Equity”), is a white-label instance of Libertum’s T-Suite running under GROTTO’s own brand and domain.

Who is GROTTO?

GROTTO describes itself as an end-to-end tokenization firm for private real estate, funds and real-world assets. Its founders are real estate investors and syndicators, and it works with sponsors to turn a syndication or fund into a Security Token Offering, which it describes as “syndications, only better”.

Its process, as set out on its website, runs in three phases: design (jurisdictions, token design, compliance requirements), launch (tokens and smart contracts, entities and securities documents, investor materials) and manage (raise and issue, distributions and investor communications).

What problem was GROTTO solving?

Sponsors that tokenize a deal need more than a token contract. GROTTO’s own site lists what has to come together: compliant issuance with KYC/AML, investor onboarding, a live cap table, and the entity and securities documents behind each offering. Building that stack in-house is what GROTTO set out to spare its sponsors.

  • an investor-facing portal under GROTTO’s brand where investors register and are verified;
  • an issuer back office to set up offerings and manage investors and the cap table;
  • both on GROTTO’s own domain, without building the platform in-house.

What did GROTTO launch on Libertum?

GROTTO runs a white-label instance of Libertum’s T-Suite at invest.grottoglobal.com, presented as the GROTTO, LLC Investor / Issuer Portal, with GROTTO’s branding, its tagline and an English / Spanish language switch.

  • For investors: account creation, sign-in and verification on GROTTO’s domain.
  • For GROTTO as issuer: the T-Suite issuer back office for offerings, investors and the cap table, with KYC and on-chain compliance handled by T-Suite.

Features GROTTO describes on its own website, such as structuring, secondary-market venues, liquidity and lending pools and continuous NAV, are GROTTO’s own offering and plans. This case study does not describe them as provided by Libertum.

Which Libertum products and standards does it use?

GROTTO uses Libertum’s white-label T-Suite: a branded investor marketplace and issuer back office on a custom domain, with KYC/KYB investor onboarding and on-chain compliance. T-Suite issues each offering on the token standard chosen for it, such as permissioned ERC-3643 tokens on EVM networks; the standard of each GROTTO offering is shown on that offering in the portal.
